摘 要:在当前房地产行业发展速度减缓的形势下,房地产价格评估作为经济活动中的重要环节,为市场参与者提供了关键的信息和决策依据。房地产价格评估不仅关系到房地产交易的公平性和合理性,还对金融风险的防控、税收征管以及城市规划等方面产生深远影响。然而,在当前复杂多变的市场环境下,房地产价格评估面临诸多风险,如市场风险、技术风险、职业道德风险等,导致评估结果失真,进而引发一系列经济和社会问题。文章从风险视角出发,深入探讨加强房地产价格评估管理的有效途径,旨在为评估机构和从业人员提供有益的参考和指导,以促进房地产价格评估行业的规范化、专业化和科学化发展。In the current situation of slowing down the development speed of the real estate industry,the real estate price evaluation,as an important link in the economic activities,provides the key information and decision-making basis for the market participants.Real estate price evaluation is not only related to the fairness and rationality of real estate transactions,but also has a far-reaching impact on the prevention and control of financial risks,tax collection and management,and urban planning.However,in the current complex and changeable market environment,the real estate price evaluation is faced with many risks,such as market risk,technical risk,professional ethics risk,etc.,which will lead to the distortion of the evaluation results,and then cause a series of economic and social problems.From the perspective of risk,this paper deeply discusses the effective ways to strengthen the management of real estate price evaluation,aiming to provide useful reference and guidance for evaluation agencies and practitioners,so as to promote the standardization,specialization and scientific development of the real estate price evaluation industry.
