摘 要:新型冠状病毒疫情退散以来,旅游业反弹式增长为经济恢复提供了巨大动能,民宿产业在急剧的供需变化中快速发展,但同时也产生了价格扭曲、市场失灵等问题。文章以北京四合院民宿为例,利用网络大数据和定量分析方法,研究超大城市特色民宿的价格分异特征及其机制,发现了价格受建筑特征、区位交通、周边设施等因素影响且不同区域、不同类型民宿所受影响具有异质性的结论,最后从城市管理、规划配套和民宿产业发展的视角提出政策建议,对推动城市更新、乡村振兴和经济发展具有重要意义。Since the decline of the COVID-19 pandemic,the tourism industry has experienced a rebound,providing significant momentum for economic recovery.The rapid development of the homestay industry in response to sudden supply and demand changes,however,has led to issues such as price distortion and market inefficiency.This article uses Beijing's quadrangle dwellings as a case study,employing big data and quantitative analysis methods to examine the price differentiation characteristics and mechanisms of unique homestays in megacities.The study reveals that prices are influenced by factors such as architectural features,location and transportation,and nearby facilities,with varying impacts across different regions and types of homestays.Finally,the article offers policy recommendations from the perspectives of urban management,planning support,and homestay industry development,which hold significant importance for promoting urban renewal,rural revitalization,and economic growth.
