信托制物业模式拓展社区社会资本的实践路径及其内在机理

摘　　要：作为社区治理的一种创新形态,信托制物业模式通过激发多主体共同参与、协同联动方式,既提升了物业管理水平、物业费收缴率和居民满意度,也较好化解了传统物业模式存在的矛盾纠纷。以H市W区为例,结合社会资本理论,发现信托制物业模式旨在依托价值维度的信义情感融入、工具维度的数字技术赋能和主体维度的协同网络打造三方面路径,有效拓展了社区社会资本。进一步探析,可提炼出亲密性集体意识、无缝隙互动空间和多元主体资源汇聚等深层原因,进而揭示互益共同体形成的内在机理。该机理融合了互益观念、互益结构与互益场域三类核心元素,由此建构诠释其底层逻辑的三角逻辑框架,从而系统阐明机理运转可能性、稳定性和持续性。As an innovative form of community governance,the trust property mode not only enhances the level of property management,property fee collection rate and resident satisfaction,but also effectively resolves the contradictions and disputes existing in traditional property modes by stimulating the participation and collaborative linkage of multiple parties.Taking W District of H City as an example,combined with the theory of social capital,it is found that this mode effectively expands community social capital through three paths:the integration of faithful emotions in the value dimension,the empowerment of digital technology in the instrument dimension,and the creation of collaborative networks in the subject dimension.If we delve deeper into these paths,we can extract underlying causes such as intimate collective consciousness,seamless interactive space,and the convergence of diverse subject resources,and then reveal the inherent mechanism of how a mutually beneficial community forms.This mechanism incorporates three core elements:the concept of mutual benefit,the structure of mutual benefit,and the field of mutual benefit.The article constructs a triangular logical framework that interprets its underlying logic,thereby systematically elucidating the possibility,stability,and sustainability of mechanism operation.
