超大城市工业用地价格的空间演化和对城市经济效率的影响

摘  要:超大城市内部土地的合理利用与集约开发对于转变城市发展方式、引领城市体系协同发展具有重要示范作用。文章以中国超大城市为研究对象,采用土地出让微观数据刻画超大城市内部工业用地价格的空间分布特征与演变规律,并探讨了工业用地价格对城市经济效率的影响。研究发现:①超大城市工业用地价格随距城市中心的距离增加而递减,在中心城区工业用地价格对距离的弹性更大;区域一体化发展带来城市交界地区工业用地价格上升。②工业用地价格的上升会提高企业进入门槛,从而在选择效应的作用下提高城市经济效率;同时也会提高企业用地成本,在成本效应的作用下抑制城市经济效率提高。③中心城区工业用地价格上升产生的选择效应占主导地位,而在外围地区则是成本效应占主导地位。The rational use and intensive development of land in megacities play an important exemplary role in changing the mode of urban development and leading the coordinated development of urban system.Taking the megacities in China as the research object,this paper reveals spatial distribution and evolution law of industrial land prices,and discusses the impact of industrial land prices on urban economic efficiency by using the data of industrial land transactions.The results show that:1)The industrial land price in mega-cities decreases with the increase of distance from the city center,and the industrial land price in the central area has greater elasticity of to the distance.The development of regional integration causes the rise of industrial land price in urban bordering areas.2)The rise of industrial land price will raise the entry threshold of enterprises,so as to improve urban economic efficiency under the influence of selection effect.At the same time,it will also increase the cost of enterprise land,and restrain the improvement of urban economic efficiency under the influence of cost effect.3)The selection effect of industrial land price in the central area is dominant,while the cost effect is dominant in the peripheral areas.
