摘  要:文章构建了农村集体经营性建设用地入市农户期望收益阈值的测算模型,根据“三块地”改革试点区湖南省浏阳市和浙江省德清县489户典型农户的入户调查数据,采用条件估值法和等价效用模型对农村建设用地入市的农户期望收益阈值及其影响因素进行了实证分析。研究发现:①浏阳和德清农户的期望收益区间分别是[2586,3190]、[4066,5438];②多数情况下,浏阳农户实际收益低于期望收益下限值,而德清实际收益则高于期望收益;③农户期望收益受到村庄区位条件、村庄地形等村级特征,家庭人口规模、有无村干部等家庭特征,年龄、受教育程度等个人特征的显著影响。当前应当进一步加强有效市场和有为政府相结合,健全集体经营性建设用地入市收益分配机制。This paper constructs a threshold measurement model of farmers'expected income under the background of the marketization of rural collective operating construction land.According to the survey data of 489 farmers in Liuyang City,Hunan and Deqing County,Zhejiang where are both pilot areas of rural land institution reform,it empirically analyzes the threshold and influencing factors of farmers'expected income under the background of the marketization of rural collective operating construction land using the conditional valuation method and the equivalent utility model.It's found that:1)The expected income intervals of farmers in Liuyang City and Deqing County are[2586,3190]and[4066,5438],respectively.2)Farmers'actual income of in Liuyang City is lower than the lower limit of their expected income,while farmer's actual income in Deqing County is higher than their expected income.3)Farmers'expected income is significantly affected by village location,village topography,household size,the presence of village cadres,farmer's age and education level.At present,the combination of an effective market and a competent government should be further strengthened to improve the mechanism for the income distribution of the marketization of rural collective operating construction land.
