基于青年群体租住需求的公寓户型优化策略

摘　　要：剖析青年公寓在中国的发展现状和主要客群,根据青年人的居住需求将其划分为工作学习型、娱乐休闲型和居家生活型3类,提出优化青年公寓户型的策略,包括空间布局去客厅化、功能的复合叠加、可变家具的灵活应用以及智能家居互动功能的增强等。旨在提升青年公寓的居住质量,并为中国的租赁住房建设提供参考,以促进租赁住房领域的持续发展和改善。The study analyzes the development status and the main tenant population of youth apartments in China.According to the housing needs of young people,there are the work-and-study oriented,the entertainment and leisure focused,and the home-life centered youth apartments.Several key strategies for the optimization of youth apartment layouts are suggested,including decentralizing space planning,integrating multiple functions,utilizing,convertible furniture,and enhancing smart home interactive features.These strategies and design suggestions aim to improve the living quality of youth apartments and offer valuable reference for the construction of rental housing in China,thereby promoting the continuous development and improvement in the rental housing sector.
