摘　　要：通过文献研究,从REITs收益影响因素、租赁住房收益影响因素、物业运营成本影响因素和REITs发行要求四个方面,识别出保障性租赁住房REITs的44个底层资产特征,并进一步将其量化为一套由89个指标组成的指标体系,为REITs参与方提供底层资产选择的有效工具。This paper identifies 44 underlying asset characteristics of affordable rental housing REITs through literature review from four aspects:factors affecting REITs revenue,rental housing revenue,property operating costs,and requirements for REITs issuance.It further quantifies these characteristics into a set of 89 indicators,providing an effective tool for participants to select underlying assets.
