摘　　要：以上海桃浦智创城606地块商办项目为背景,分析了数字化技术在商办楼项目的管理应用情况。数字化技术通过三维建模和协同设计优化方案、细化模型生成指导施工的深化图纸,可实现3D和4D模拟,从而提高施工精度和效率。总结了数字化技术在优化设施管理效率和数据驱动决策支持,提升项目管理质量和可持续性,全面推动商办楼项目的管理效率和质量等方面的优势。The application of digital techniques in managing commercial office building projects is analyzed,using the commercial project of Plot 606 in Shanghai Taopu Zhichuang City as a case study.Digital techniques enable the realization of 3D and 4D simulations through three-dimensional modeling,collaborative design optimization,and refined models that generate detailed drawings guiding construction,thereby improving construction precision and efficiency.The advantages of digital techniques in optimizing facility management efficiency,supporting data-driven decision-making,enhancing project management quality and sustainability,and promoting the overall management efficiency and quality of commercial office building projects are summarized.
