摘 要:近年来,长租公寓项目迅速发展,成为房地产市场的重要组成部分,特别是非改居长租公寓,由于其特殊的市场定位和运营模式,吸引了大量投资者的关注。文章旨在探讨非改居长租公寓项目投资收购价格影响因素,首先概述了非改居长租公寓的相关概念,详细介绍了非改居长租公寓项目投资的主要阶段和非改居长租公寓资产估值的影响因素,并在前述分析的基础上,重点从项目未来退出价格、改造过程投入和项目收购方式等方面分析收购价格的影响因素。The long-term rental apartment project has developed rapidly i n recent years and has become an important component of the real estate market.Especially for non residential long-term rental apartments,due to their unique market positioning and operating models,they have attracted a large number of investors'attention.This article aims to explore the factors influencing the investment and acquisition prices of non residential long-term rental apartment projects.The article first outlines the relevant concepts of non residential long-term rental apartments,and provides a detailed introduction of the main stages of investment in non r esidential long-term rental apartment projects and the factors affecting the valuation of non residential long-term rental apartment assets.On the basis of the above analysis,the focus is on analyzing the influencing factors of acquisition prices from the aspects of future project exit prices,investment in the renovation process,and project acquisition methods.
