摘　　要：近代中国英系租界的建设与发展对其所在城市的近代化进程产生了深远影响。天津英租界是天津的第一个租界区,其近代化发展具有东西方文化交融碰撞的典型特征。以历史档案与HGIS空间分析法对官方营建空间分布与演化特征进行剖析,近代天津英租界董事会下属的工部局、保管团作为土地一级整理与开发的主导者,其投资建设集中在行政管理与公用设施空间,推动了早期天津近代化城市空间的形成。同时,官方营建空间的发展吸引了大量商业机构与民间资本的进入,并且以土地经营推动了地产开发及房产交易市场的形成,并在20世纪30年代形成了完整的国际社区,其中包括当下三处重要的历史文化街区。研究旨在厘清租界官方营建机构的空间建设动因与策略,以及其对城市近代化发展的影响,并为进一步推动近代历史文化遗产保护利用提供研究支撑。The construction and development of the British Concession in modern China had a profound impact on the modernization process of the city in which it was located.Tianjin is one of the cities where British concessions were established earlier.It is also the only city in modern China that opened a nine-country concession.Its modernization development has the typical characteristics of the fusion and collision of Eastern and Western cultures.Using historical archives and the HGIS spatial analysis method to analyze the distribution and development characteristics of the official construction space,the Ministry of Public Works Bureau and the Land Custody Organization under the Board of Directors of the British Concession in modern Tianjin,as the dominant actors in the consolidation and development at the land level,concentrated their investment and construction in the administrative and public utility space,which promoted the formation of the modernized urban space of Tianjin in the early period.At the same time,the development of official construction space attracted a large number of commercial institutions and private capital,and land management promoted the formation of property development and property trading markets,forming a complete international community in the 1930s,including three crucial historic and cultural districts.The study aims to clarify the spatial construction motives and strategies of the official building institutions in the concession and their impact on the development of modernization in the city.It also aims to provide research support for further promoting the conservation and use of modern historical and cultural heritage.
