摘　　要：进入全面推进乡村振兴新阶段,有效推动农地流转成为乡村产业转型和农业农村现代化的关键一环。近年来,在以集体或基层政府为主导的集中流转模式下,地租有所上涨。本文借助地租理论尝试分析集中流转模式下地租上涨机理及其影响效应。研究发现,集中流转模式下集体的介入不仅催生了农地转出方对地租的高价诉求,而且诱发了集体在绝对地租层面的第二重地租诉求,造成地租上涨。进一步来看,这部分地租增量既是对土地财产价值的体现和保护,也有助于重塑集体经济组织主体地位和发展壮大集体经济。但要注意到,这会使经营方收益权能受损,影响乡村产业发展。未来应优化农地市场交易环境,完善农地流转价格形成机制,充分发挥农地集中流转对乡村产业的助推作用,实现乡村产业振兴。In the context of rural industrial revitalization,land circulation has become a key part of promoting rural industrial development and agricultural modernization.In recent years,the land rent has increased under the centralized circulation led by rural collectives or grass-roots governments.This paper adopts the land rent theory to clarify the mechanism of an increase in land rent caused by centralized circulation and its effect.The results show that centralized circulation not only promotes the high demand of the land rent,but also induces the rural collective’s demand in the absolute land rent,resulting in the increase of land rent.Furthermore,this increment of land rent is not only the embodiment and protection of the value of land property,but also helps to reshape the main position of rural collective economic organizations and develop the collective economy.But it also may affect the profit right of the operating party and impede the process of rural revitalization strategy.It is necessary to optimize the trading environment of the agricultural land market and regulate the pricing system of land rent,so as to play the role of the centralized circulation in boosting the rural industrial revitalization in future.
