摘　　要：针对老旧小区改造面临的建筑结构老化、基础设施落后、居住空间不合理、居民参与度低以及资金筹集困难等难点,本文深入研究了创新性的改造措施。通过引入整体托顶和顶升技术、智能化管理系统、多样化住房类型和户型设计、居民自主参与模式以及多元化资金来源和精细化管理等策略,旨在全面提升老旧小区的建筑安全性、基础设施完善性、居住舒适度和社区凝聚力。这些创新措施不仅解决了老旧小区的实际问题,还提升了居民的生活质量和幸福感,为城市更新和可持续发展提供了有力支撑。In response to the difficulties faced by the renovation of old residential areas,such as aging building structures,outdated infrastructure facilities,unreasonable living spaces,low resident participation,and difficulties in fundraising,this article deeply studies innovative renovation measures,and introduces several strategies including overall roof supporting and lifting technology,intelligent management systems,diversified housing types and layout designs,resident participation models,diversified funding sources,and refined management,aiming to comprehensively improving the building safety,infrastructure completeness,living comfort,and community cohesion of old residential areas.These innovative measures not only solve the practical problems of old residential areas,but also improve the quality of life and happiness of residents,providing strong support for urban renewal and sustainable development.
