摘　　要：随着我国经济增长、城市化进程加快及传统融资模式局限性的显现,商业地产企业面临融资困境,而REITs作为一种新型金融工具,具备盘活存量资产和提升市场流动性的优势。文章基于REITs视角,探讨了我国商业地产融资模式的现状,分析了传统融资模式的局限性和REITs在我国商业地产融资中的应用现状。文章主要结合我国商业地产融资模式现状,对REITs在应用中面临的问题进行分析,并提出行之有效的创新路径,期望为商业地产市场注入新的活力和价值。With the acceleration of China's economic growth and urbanization process,as well as the limitations of traditional financing models,commercial real estate enterprises are facing financing difficulties.REITs,as a new type of financial tool,have the advantages of re vitalizing existing assets and enhancing market liquidity.This article explores the current status of commercial real estate financing models in China from the perspective of REITs,analyzes the limitations of traditional financing models,and examines the current application of RE ITs in commercial real estate financing in China.This article mainly combines the current situation of commercial real estate financing mod els in China,analyzes the problems faced by REITs in their application,and proposes effective innovative paths,hoping to inject new vitality and value into the commercial real estate market.
