绿色建筑三星级实施推进中的增量成本分析——以北京市中关村东升科技园二期1813-L25地块项目为例

摘　　要：本文以北京市中关村东升科技园二期1813-L25地块项目为案例,探讨设计阶段为实现全国最高绿色建筑标准—绿色建筑三星级对项目成本的影响。通过拆分各章节的技术路线和对应增量成本,得出本项目为实现绿色建筑三星级,其增量成本占工程建设总投资的1.8%~4.1%。并提出项目的绿建增量成本根据项目的设计施工推进进程及时动态调整,确保成本可控。Taking Phase II 1813-L25 Plot Project of Zhongguancun Dongsheng Science Park as an example,this paper discusses the impact of achieving highest national Green Building standard-three-star Green Building-on the project costs in design stage.By breaking down the attempted technical strategies and their corresponding incremental costs by categories,it is concluded that the incremental cost of the project to achieve China three-star Green Building accounts for 1.8%~4.1%of gross project construction investment.The project incremental cost for Green Building should be adjusted dynamically in a timely manner according to the project design and construction progresses so as to ensure that the overall cost is controllable.
