摘  要:随着城市的发展与人口的增长,旧城区用地愈发紧张。文章深入剖析旧城区有限用地的特点以及商住楼设计面临的问题。以广州市先烈南路23号地块商住楼项目为例,详细阐述其设计难点,并提出一系列优化策略,涵盖合理规划布局、高效利用地下室空间、优化裙楼商业设计、提升塔楼居住品质、打造特色建筑形态以及注重节能环保等方面。旨在为旧城区商住楼设计提供参考,推动城市建设可持续发展。As cities evolve and populations grow,the availability of land in older urban areas is becoming increasingly limited.This study provides a comprehensive examination of the unique characteristics associated with this constrained land and the challenges faced in designing mixed-use commercial-residential buildings.Using the development project located at Plot 23 on Xianlie South Road as a case study,it details various design challenges and suggests multiple optimization strategies.These include effective planning and layout,maximizing basement space usage,enhancing the commercial aspects of podium structures,improving living conditions within tower buildings,creating distinctive architectural styles,and prioritizing energy efficiency along with environmental sustainability.The aim is to serve as a resource for designing mixed-use developments in aging urban environments while fostering sustainable urban growth.
