摘　　要：为探究EMC模式下影响既有建筑绿色改造业主与ESCO市场交易关系形成的关键因素及其作用机理,基于交易成本理论视角,利用文献分析法从主体目标、能力、感知、项目特征和交易环境5个方面进行影响因素识别。在此基础上,构建DEMATEL-ISM模型,确定各影响因素的重要程度、因果关系和层级结构。研究表明:地区政策支持、地区经济水平、相关文化教育、主体合作能力是影响绿色改造业主与ESCO市场交易关系形成的关键因素。并从交易渠道、政策支持、宣传教育3个方面提出促进既有建筑绿色改造业主与ESCO交易发展的对策建议,助力既有建筑绿色改造市场有序运行。In order to investigate the key factors affecting the formation of transactional relationship between owners of green retrofit of existing buildings and ESCO market under EMC model and their role mechanisms,based on the perspective of transaction cost theory,the literature analysis method was used to identify the influencing factors from five aspects:the subject's goal,ability,perception,project characteristics and transactional environment.On this basis,the DEBATE-ISM model was constructed to determine the importance,causality and hierarchical structure of each influencing factor.The study shows that regional policy support,regional economic level,relevant culture and education,and subject cooperation ability are the key factors influencing the formation of the transaction relationship between green retrofit owners and ESCO market.countermeasures are proposed to promote the development of the transaction between owners of green retrofits of existing buildings and ESCO in terms of transaction channels,policy support,and publicity and education,so as to improve the market of green retrofits of existing buildings operate in an orderly manner.
