快速城市化背景下商业综合体跨城市扩张及其影响因素研究——以万达广场为例  

City Expansion of Commercial Complex and Its Influencing Factors in the Context of Rapid Urbanization:A Case Study of Wanda Plaza

摘　　要：利用二元逻辑回归模型,探究2003—2022年万达广场在城市层面布局的动态演变及其驱动因素。结果表明:2003—2022年万达扩张迅速且呈现低水平缓慢扩张期、中低水平稳定扩张期、中高水平突变扩张期、高水平稳定扩张期的阶段性特征。不同时期影响商业综合体企业扩张的因素具有明显差异。在早期即2003—2009年,万达广场更倾向于布局在市场规模大、房地产投资活跃的城市;2010—2018年,随着扩张进入中期,受房地产市场调控等影响,城市的融资环境成为吸引万达广场入驻的重要因素,而且由于更多商业综合体品牌的涌现,万达会避免重复布局,减少竞争;在扩张的后期即2019—2022年,市场需求等常规因素也显著影响万达广场的跨城市扩张区位选择。Through the binary logistic regression model,this study explored the dynamic evolution and driving factors of city distribution of Wanda Plaza from 2003 to 2022.It is found that Wanda has expanded swiftly in the past two decades,and it can be divided into 4 periods:low-level slow expansion,low to medium-level stable expansion,medium to high-level burst expansion,high-level stable expansion.The influencing factors of the expansion of commercial complex enterprises vary significantly in different periods.During the early 2003—2009,Wanda Plaza preferrs cities with large market size and active real estate markets;During 2010—2018,influenced by the regulation of the real estate market,the financial condition is an important factor in attracting Wanda.And as competition for commercial complexes gradually intensifies,Wanda inclines to avoid duplicate expansion and fierce competition;In the later stage of expansion(2019—2022),conventional factors such as market demand also greatly affect the city expansion strategy of Wanda Plaza.
