摘　　要：以徐汇区某开发区内一栋既有办公楼为例,对其暖通空调系统进行了全面的运行诊断和分析。通过实地测试和检查,发现该建筑存在室内温度分布不均、空调箱送风能力衰减、风管漏风严重、自控系统异常以及围护结构热工性能不佳等问题。针对这些问题,提出了一系列具体可行的运行维护建议,包括优化空调系统运行、改善室内环境质量、加强自控系统管理以及加强围护结构保温等。这些建议旨在提高暖通空调系统的运行效率,改善室内环境质量,同时降低能源消耗。This study takes an existing office building in a development zone in Xuhui District as an example,and makes a comprehensive operation diagnosis and analysis of its HVAC system.Through field test and inspection,it is found that the building has problems such as uneven indoor temperature distribution,attenuation of air conditioning box,serious air duct leakage,abnormal automatic control system and poor thermal performance of envelope structure.In view of these problems,this paper puts forward a series of specific and feasible operation and maintenance suggestions,including optimizing the operation of the air conditioning system,improving the quality of the indoor environment,strengthening the management of the automatic control system and strengthening the insulation of the envelope structure.These recommendations are designed to improve the operational efficiency of HVAC systems and improve indoor environmental quality while reducing energy consumption.
