摘　　要：基于BIM技术的建筑施工项目成本管理,有助于提高成本管理质量。选取JMTY项目作为研究案例,采用BIM5D管理软件构建JMTY项目建筑模型,通过科学、合理的成本预测与成本计划提高后续项目成本管理科学性。依托BIM模型对分包工程量进行核算,结合BIM历史数据库选择与项目地区相似、规模相似的项目分析,通过查阅相似项目总成本,运用BIM模型对有关因素进行预测,对相似工程项目成本管理计划进行提取,运用参数相似度的对比方式进行统计;同时,根据工程量、工程信息、造价信息,运用数据库资源对比的方式对模型进行调整,按照年、月、周模块调查有关材料资源信息,对材料需用计划、设备需用计划进行调查。管理人员可依托BIM技术结合JMTY项目实际情况,从时间、区域、工序等多维度出发进行成本对比分析,帮助管理人员及时、有效展开分包管理。The construction project cost management based on BIM technology helps to promote the quality of construction project cost management.This paper selects the JMTY project as the research case,and the BIM5D management software is used to build the JMTY project building model,which improves the scientific cost management of subsequent projects through scientific and reasonable cost prediction and cost planning.Relying on the BIM model for the subcontract quantity accounting,combined with the BIM historical database could choose similar area,similar scale project analysis,project by consulting similar project total cost,using the BIM model to predict related factors,to extract similar project cost management plan,using the parameter similarity of statistics.At the same time,according to the project quantity,project information and cost information,the model is adjusted by means of database resource comparison.Relevant material resource information is investigated according to annual,monthly,and weekly modules,and the material demand plan and equipment demand plan are investigated.Managers rely on BIM technology and combine the actual situation of the JMTY project to conduct cost comparative analysis from multiple dimensions such as time,area,and process to help managers carry out subcontracting management in a timely and effective manner.
