摘 要:为了确保装配式建筑寿命周期的实际运行与规划契合,需要对其进行有效管理。为此,提出了基于大数据与BIM技术的装配式建筑寿命周期管理方法。以大数据为基础,围绕施工、运维及拆除回收3个阶段,综合分析装配式建筑寿命周期的风险因子构成;在管理阶段,以BIM技术为依托,构建团队、方式及执行基准的综合管理方法,以覆盖可能存在的风险因子。在测试结果中,不同阶段的成本投入均在预期规划金额以内,对应的应急维修费用仅为5.33万元,明显低于对照组,且拆除回收阶段的回收价值达到了42.30万元。In order to ensure that the actual operation of the life cycle of prefabricated buildings conforms to the planning,it is necessary to effectively manage them.For this reason,a life cycle management method of prefabricated buildings based on big data and BIM technology is proposed.Based on big data,the risk factors of the life cycle of prefabricated buildings are analyzed comprehensively in three stages:construction,operation and maintenance,demolition and recycling.In the management stage,BIM technology is used as the basis to build a comprehensive management method of teams,methods and execution benchmarks to cover possible risk factors.In the test results,the cost input of different stages was within the expected planning amount,and the corresponding emergency maintenance cost was only 53300 yuan,which was significantly lower than that of the control group,and the recovery value of the demolition and recycling stage reached 423300 yuan.
