摘　　要：明确模块化集成建筑发展制约因素,梳理制约因素之间的影响逻辑,为模块化集成建筑发展提供理论基础。通过文献查阅与专家咨询,识别确定24个制约因素,采用DEMATEL与ISM法对制约因素进行分析,得出制约因素的原因-结果图,建立制约因素多级低阶模型。结果表明,产品质量与性能良莠不齐、推进机制不完善、质量认证与评价体系不完善是中心度最高的因素,相关政策扶持有限、推进机制不完善与建筑业及相关产业发展速度减缓是根本制约因素,投资收益低、产品质量与性能良莠不齐是直接制约因素。Clarify the restrictive factors for the development of modular integrated buildings,sort out the impact logic between the restrictive factors,and provide a theoretical basis for the development of modular integrated buildings.Through literature review and expert consultation,24 restrictive factors are identified.These factors are analyzed by DEMATEL and ISM methods,resulting in a cause result diagram.A multi-level,low-order model of the restrictive factors is established.The results show that the uneven quality and performance of products,imperfect promotion mechanisms,and imperfect quality certification and evaluation systems are the factors with the highest centrality in the system.Limited policy support,imperfect promotion mechanism,and slowdown in the development of the construction industry are the fundamental restrictive factors,while low investment returns and uneven quality and performance of products are the direct restrictive factors.
