摘  要:随着我国城市发展逐渐进入城乡一体化和逆城市化的新阶段,TOD(公共交通导向开发)建设模式也有了新的发展。基于此背景,该文总结了TOD模式下“高速公路+物业”的具体规划设计策略。这种策略不仅提升了城市土地利用效率,还优化了周边居民的生活质量,对城市发展具有非常积极的推动作用。通过对新塘立交TOD项目的分析,探讨了该策略的具体实施过程,验证了“高速公路+物业”设计策略的有效性,以期为未来的高速公路收费站场的TOD开发提供设计参考。As urban development in our country gradually enters a new phase of urban-rural integration and counter-urbanization, the Transit-Oriented Development(TOD) model has also undergone new advancements. Against this backdrop, we summarize the specific planning and design strategies of the "Highway + Property" approach under the TOD model. This strategy not only enhances urban land use efficiency but also improves the quality of life for surrounding residents, playing a very positive role in urban development. Through an analysis of Xintang Interchange TOD project, we explore the specific implementation process of this strategy, validating the effectiveness of the "Highway + Property" design strategy, we hope to provide design references for future TOD developments at highway toll stations.
