城市有机更新利用初探--以海州游客服务中心更新项目为例

摘　　要：近几年,城市新建建筑不断减少,城市老街特别是历史文化街区更新利用是现在普遍存在的问题,原有建筑立面陈旧或破坏,内部功能已无法满足现代生活使用要求,消防疏散存在不合理性等等。本文以连云港海州游客服务中心更新项目为例,提出了建筑活化—进行高效功能置换、挖掘文化—重现民国老街风情、以人为本—焕发街道特色活力等三个有机更新策略,海州游客服务中心更新项目采用了功能布局更新、民国风情营造、景观环境更新等三种措施对老街的环境整体提升。通过对本项目实践的思考,期望对城市历史文化街区更新利用实践具有现实指导意义。In recent years,the number of newly built buildings in cities has been continuously decreasing.The renewal and utilization of old streets,particularly historical and cultural districts,has become a common issue.There are issues such as the original facades are either outdated or damaged,the internal functions can no longer meet modern living requirements,the owners have new functional needs,and the fire evacuation is unreasonable.This article takes the renovation project of the Haizhou Tourist Service Center as an example and proposes three organic renewal strategies,namely,activating the building and carrying out effective functional replacement,excavating the culture and reproducing the style of the old streets in the Republic of China era,and being people-oriented and revitalizing the unique characteristics of the streets.The renewal project of the Haizhou Tourist Service Center has adopted three measures to improve the overall environment of the old street,including functional layout renewal,creating a retro style reminiscent of the Republic of China era,and landscape environment renewal.Through the reflection on the practice of this project,it is hoped to offer practical guidance for the renewal and utilization of historical and cultural districts in cities.
