交通枢纽型城市综合体开发地块选择方法研究——以雄安新区KC城市综合体为例

摘　　要：随着交通与城市融合发展模式多样化、差异化,交通枢纽型城市综合体开发项目不断涌现。该文从开发商视角系统研究交通枢纽型城市综合体开发地块选择方法,构建含交通、区位、产业、发展时序、开发效益、本地资源和政策导向等维度的地块单元产出与投入指标体系,以及基于完全一致性法的地块单元综合效益评价模型和产品开发优先度综合评价模型,综合考虑集团模式、未来预期、交通环境等因素,对地块项目开发优先级排序,选择开发地块片区,为开发商提供决策参考。With the diversification and differentiation of integrated development mode of transportation and city,new projects of transportation hub urban complex are emerging.This paper systematically studies the selection method of development land selection for transportation hub urban complex from the perspective of developers,and constructs an output and input index system,which containing transportation,location,industry,development time sequence,development benefit,local resources,As well as the comprehensive benefit evaluation model of land selection unit based on FUCOM.Finally,considering the group model,future expectations,traffic environment and other factors,the priority of land project development is sorted out,and the development land selection is selected.These conclusions provide decision-making reference for developers.
