大型公共建筑改造项目管理研究——以某大型酒店改造为例

摘　　要：随着国民经济发展和高质量发展理念的深入贯彻,越来越多的老旧建筑由于功能性、风格特点、主题要素、智能水平等与市场需求变化不协调,建筑结构、消防安全、绿色低碳等现行标准和要求存在不匹配,需要通过整改和升级,最大限度减少资源浪费和拆除重建的成本损失,同时满足工程技术相关规范和市场变化需求。文章以某大型酒店改造为例,总结项目管理经验教训,深刻剖析改扩建工程管理中的短板和不足,提升改扩建工程项目管理水平,为改扩建工程项目管理提供规范遵循和经验指引。With the national economic development and the deepening implementation of the high-quality development concept,more and more old buildings are not coordinated with changes in market demand due to their functional and stylistic characteristics,theme elements,intelligence level,etc.,and do not meet the current standards and requirements of building structure,fire safety,green and low-carbon,and so on.Thus,the old buildings need to be rectified,renovated,and upgraded to minimize the resource waste and cost losses of demolition and reconstruction,and at the same time,to meet the relevant engineering and technical specifications as well as the demand of market changes.This paper takes the renovation of a large hotel as an example,summarizes the experience and lessons of project management,deeply analyzes the shortcomings and deficiencies in the management of renovation and expansion projects,improves the project management of the renovation and expansion projects,and provides standardized guidance and experience for project management of the renovation and expansion projects.
