摘　　要：深圳市聚飞光电研发大楼建设项目位于平湖金融基地01-39地块。在深圳城市空间“三轴两带多中心”的轴带组团结构中,具有良好的发展前景。项目用地约4200平方米,裙房限高12米,塔楼限高100米。建筑的西北两侧为建筑主要对外展示面。南侧朝向景观休闲带上的中央商务公园,为主要景观面。商业界面主要集中在东侧与南侧。方案设计旨在创建优质办公空间,吸引金融与服务业机构入驻。利用街景和城市公园营造适宜环境氛围,打造平湖金融与现代服务业基地示范区。通过对不同标准层大小与建筑高度的研究,确定首层布置商铺与大堂,二层布置配套功能,三层架空。三层以上为塔楼部分,除四层、五层作为配套宿舍外,其余楼层均为研发办公。Located in Pinghu Financial Base on Plot 01-39,the JuFei Photoelectric R&D Building is strategically positioned within Shenzhen's"Three Axes,Two Belts,Multi-Center"urban spatial structure,indicating strong development potential.Covering approximately 4,200 square meters,the podium height limit is set at 12 meters,and the tower height limit at 100 meters.The building's primary public-facing facade is oriented northwest,with the main scenic view facing south toward the central business park's landscape corridor.The commercial frontage focuses on the east and south sides.
