摘　　要：广州市老旧小区改造面临着改造实施对象碎片化、片区化项目的包装思维不足的问题。本文基于高斯混合模型对老旧小区成片改造技术路径开展理论层面的研究,建立由3个维度和12个一级指标、32个二级指标构成的多维指标体系来评估老旧小区历史文化价值、人居环境水平以及未来发展潜力,并据此将广州市老旧小区划分为六种改造类型,并分别总结出各片区类型的典型特征与相应的改造方向。The transformation of old neighborhoods in Guangzhou is faced with the problem of fragmentation of the transformation object,and insufficient packaging thinking of the area-based project.Based on the Gaussian mixture model,this paper establishes a multi-dimensional index system consisting of 3 dimensions,12 first-level indicators and 32 second-level indicators to assess the historical and cultural value,the level of human environment and the potential for future development of old districts,and accordingly divides old districts in Guangzhou into six types of transformation,including cultural integration,scenic modeling and industrial quality enhancement,and summarizes the typical characteristics of each type of district and its corresponding transformation direction.Accordingly,the old neighborhoods in Guangzhou are classified into six types of transformation,and the typical characteristics of each type of district and the corresponding transformation direction are summarized.
