摘　　要：房地产具有投资规模大、项目数量多、开发周期长、联动范围广等特点,既有计划制度已无法满足新形势复杂条件下企业经营运营需求,运营效率亟待提高。本文通过对既有公开数据进行统计,梳理目前市场概况、房企现状和项目现状,明确企业运营困难点。同时,结合现有房企计划运营制度,提出一种新形势下房企可通过目标管理、计划管控、会议管理和信息管理提高运营效率的计划运营设想。研究成果将为新形势下房企经营运营提供有效思路,并对项目提高管理效率提供现实指导。Real estate has the characteristics of large investment scale,large number of projects,long development cycle,wide linkage range,etc.The existing planning system can no longer meet the operation needs of enterprises under the complex conditions of the new situation,and the operation efficiency needs to be improved urgently.Through the statistics of the existing public data,this paper sorts out the current market overview,the status quo of real estate enterprises and the status quo of projects,and clarifies the difficulties of enterprise operation.At the same time,combined with the existing planning and operation system of real estate enterprises,a plan and operation assumption that real estate enterprises can improve operation efficiency through target management,plan control,meeting management and information management under the new situation is proposed.The research results will provide effective ideas for the operation of real estate enterprises under the new situation,and provide practical guidance for improving the management efficiency of the project.
