摘 要:本研究通过选取2012-2022年间的房地产企业作为研究样本,运用数据包络分析(DEA)方法,深入探讨房地产企业资金使用效率及其影响因素。研究结果表明,在2012-2022年的时间框架内,超过90%的房地产企业实际产出与潜在理想产出之间存在较大差距,其资金使用效率有待提高。实证分析表明,房地产企业杠杆水平、资本结构和产权性质对其资金使用效率具有显著影响,而融资成本的影响相对较弱。最后,本研究为房地产企业优化资金配置、提升资金使用效率提供理论依据和实践指导。This study deeply explores the efficiency of real estate enterprises'use of funds and its influencing factors by selecting real estate enterprises from 2012 to 2022 as research samples and using data envelope analysis(DEA)methods.The research results show that within the time frame of 2012-2022,there is a large gap between the actual output of more than 90%of real estate enterprises and the potential ideal output,and the efficiency of their capital use needs to be improved.Empirical analysis shows that the leverage level,capital structure and property rights of real estate enterprises have a significant impact on the efficiency of their capital use,while the impact of financing costs is relatively weak.Finally,this study provides theoretical basis and practical guidance for real estate enterprises to optimize capital allocation and improve the efficiency of capital use.
