摘　　要：随着近年来市场发展和沉淀,长租公寓凭借诸多优势已成为住房租赁市场的新趋势。本文分析了国内长租公寓市场发展的根本动力,阐明了长租公寓市场的发展趋势,并选取上海这一最具代表性的城市,利用仲量联行的自有数据和问卷调查,分析其租赁住房市场的供需关系,描摹出其立体化的市场画像,并梳理主流投资模式和投资市场概况,对投资领域的发展模式给予展望,为投资者提供决策支持。With the support of new policies,the growth in consumer demand,and advancements in product capabilities,rental housing apartments have emerged as a significant trend in the residential rental market.By analyzing the primary drivers and development trends of China’s rental housing market,we provide an in-depth examination of the supply-demand dynamics,investor and tenant profiling and preferences,as well as investment patterns and future outlooks.Shanghai has been selected as a representative case for the analysis,utilizing proprietary data from surveys of rental housing operators and institutional investors.
