摘  要:为进一步提高不动产立体化、精细化管理水平,结合实景三维技术,采用“空间联合”和“参数化建模”方法开展自然资源和不动产实体的二三维实体生产,并基于改进扩展域的不动产实体空间身份编码进行语义化关联和多源数据融合,构建了“地-房-人-权”多维信息时空关联,拓展了不动产信息的应用场景,形成了自然资源登记单元和不动产实体分级分类、空间身份编码规则、二三维实体生产工艺流程、二三维一体化数据库标准等一系列研究成果。以试点区域为例,分析了该技术在不动产登记、城市规划和土地管理等方面的实际应用,以期为实景三维不动产实体建设提供参考。In order to further improve the three-dimensional and refined management level of real estate,combined with the 3D technology of real estate,the method of“spatial association”and“parametric modeling”is proposed to carry out the two-dimensional and three-dimensional entity production of natural resource registration units and real estate entities,and carry out semantic association and multi-source data fusion based on the improved spatial identity coding of real estate entities in the extended domain.It has realized the integration of land(sea)with one map,constructed the space-time correlation of multi-dimensional information of“land-house-man-right”,expanded the application scenarios of real estate information,and formed a series of research results such as the classification of natural resource registration units and real estate entities,spatial identity coding rules,two-dimensional and three-dimensional entity production processes,and two-dimensional and three-dimensional integrated database standards.Taking the pilot area as an example,the practical application of the technology in real estate registration,urban planning and land management is analyzed,in order to provide reference for the real three-dimensional real estate entity construction.
