摘　　要：玻璃幕墙被广泛地应用于现代化城市建筑,且每年新建幕墙增长速度快。为规范新建玻璃幕墙的维护和管理,做好玻璃幕墙从竣工验收到运营管理的过渡期的对接工作,减小新竣工玻璃幕墙安全隐患,通过实地开展广州全市范围内的建筑玻璃幕墙的巡查抽查和信息采集工作,对新竣工玻璃幕墙的信息进行搜集、调查,指出玻璃幕墙从竣工验收到运营管理的过渡期的主要问题。分析发现,广州市新竣工玻璃幕墙主要存在以下几项问题:未办理幕墙工程竣工验收备案(占比37.3%)、无维护操作手册(占比40.4%)、缺乏物业专项维修资金(占比42.4%)、未购买幕墙商业保险(占比86.9%)。最后,结合相关法律法规、标准、技术性文件,指出玻璃幕墙从竣工验收到运营管理的过渡期需注意的事项,给出相关管理建议。Glass curtain wall is widely used in modern urban buildings,and the new curtain wall increases rapidly every year.In order to standardize the maintenance and management of newlybuilt curtain walls,smooth the transition from completion inspection to operation management,reduce the safety hazards of newlybuilt curtain walls,conducts inspections and information collection of Newlybuilt glass curtain walls throughout the city of Guangzhou,gathering and analyzing data of newlybuilt glass curtain walls,identifying key issues arising during the transition from completion inspection to the operational management of glass curtain walls.Analysis shows that the newlybuilt glass curtain wall in Guangzhou mainly has the following problems:the glass curtain wall that has not been filed for completion acceptance(accounting for 37.3%),no maintenance operation manual(accounting for 40.4%),lack of special reserve fund of property(accounting for 42.4%),no commercial insurance(accounting for 86.9%).Finally,combined with relevant laws and regulations,standards and technical documents,the matters needing attention in the transitional period from completion acceptance to operation management of glass curtain wall are pointed out and relevant management suggestions are provided.
