摘　　要：城市更新已成为中国城市建设的重要任务和必经之路,因此对国际经验的学习与借鉴达到了空前的高度。法国城市更新一直走在国际前列,具有悠久的历史传统,政府通过多种手段实现城市更新可持续性,包括历史遗产保护和住宅更新等方面。由于20世纪五六十年代法国遗留下严重的社会问题和城市问题,从20世纪70年代开始,政府更加重视城市的环境、建筑和居民生活质量等问题。文章聚焦法国社会住宅更新和历史文化遗产保护更新两方面的研究,分析其历史经验和启示,以供中国当前城市更新实践中建立完备的法律法规体系、政府资金和资源投入以及社区居民参与等方面,从而提升中国城市更新的政策效果与实践质量。Urban renewal has become an important task and only way for China's urban construction,so the study and reference of international experience has reached an unprecedented height.French urban renewal has been at the forefront of the world,with a long historical tradition,the government through a variety of means to achieve the sustainability of urban renewal,including historical heritage protection and residential renewal.Due to the serious social and urban problems left by France in the 1950s and 1960s,since the 1970s,the government has paid more attention to urban environment,architecture and residents'quality of life.This paper focuses on the research on the renewal of social housing and the preservation and renewal of historical and cultural heritage in France,and analyzes its historical experience and enlightenment,so as to provide a comprehensive legal and regulatory system,government funds and resource investment,and community residents'participation in China's current urban renewal practice,so as to improve the policy effect and practice quality of China's urban renewal.
