基于技术咨询牵头总控模式的片区一级开发创新探索

摘　　要：为了提升城市新区开发建设品质、弥补现有总控模式的不足,系统梳理了城市新区整体开发特征和现有总控模式的优缺点。为满足新区开发建设方需求,提出了基于技术咨询牵头的总控模式。通过一个典型的新区开发项目服务案例一广州南沙横沥岛尖项目,系统阐述了该总控模式的技术路线、咨询模式、服务内容和服务成效,展示了基于技术咨询牵头总控模式在片区一级开发项目中的适用性和优越性,以期为新区开发项目业主选择总控模式提供参考依据。To improve the quality of urban new area development and make up for the deficiencies of the existing overall control mode,this study has systematically analyzed the overall development characteristics of urban new areas and the advantages and disadvantages of the existing overall control mode.To meet the demands of new area development,an overall control mode based on technical consultation is proposed.Through a typical new area development project case-the Guangzhou Nansha Hengli Island Project,this study systematically illustrates the technical route,consultation mode,service content,and service effectiveness of this overall control mode,demonstrating the applicability and superiority in the development projects at the district-level led by technical consultation.The study offers a reference for the selection of overall control modes for new area development project owners.
