摘  要:在“房住不炒”大背景下,大力发展租赁住宅成为解决新市民、新青年等群体住房问题的重要途径之一。租赁性住宅具有强大的社群运营属性,需要从使用者和运营方的角度出发,对社区规划、配套设施、景观环境、户型设计、技术集成乃至运维管理等方面进行综合策划和整体设计,提高租赁社区的单位面积租金收益,提供高品质居住服务。本文以南京江宁珑熹台租赁社区为例,通过产品标准化和模块化的探索租赁住房全生命期需求户型灵活可变设计、全生命期灵活可变设计、高品质的共享配套设施、多层次全龄化活动交流空间、可持续和环保设计,以及以“瑾家”为品牌,打造互动化、平台化的智慧化运营管理和社群运营文化建设,为新市民、新青年创造居住会友、办公休闲、运动聚会等多元化生活场景。In the context of“housing are for living in,not for speculation”,vigorously developing rental housing has become one of the important means to solve the housing problems of new citizens and youths.Rental housing has strong community operation attributes,which require comprehensive planning and overall design of community planning,supporting facilities,landscape environment,layout design,technology integration,and even operation and maintenance management from the perspectives of users and operators,so as to improve the rental income per square meter of the rental community and provide high-quality residential services.This article takes Nanjing Jiangning Longxitai Rental Community as an example,via product standardization and modularization,exploring the full life cycle needs of rental housing with flexible design,flexible and variable design throughout the life cycle,highquality shared supporting facilities,multi-level and full age activity and communication spaces,sustainable and environmentally friendly design,eventaully creating interactive and platform-based intelligent operation management and community operation culture construction under the brand of“JINJIA”.It aims to create diverse living scenarios,such as residential meetings,office leisure and sports gatherings,for new citizens and young people.
