浅析北京首开新禾持续照料养老社区设计策略

摘　　要：本文通过对北京养老市场环境的深入剖析,揭示了其老龄化程度持续加深、高龄化凸显以及养老需求多元化的现状。以北京首开新禾全龄社区为例,详细阐述了其全家庭理想生活理念产品策略,深入分析了规划设计策略,涵盖组团式布局、多层级空间结构、系统化交通组织和多主题景观空间等;并探讨了建筑设计策略,包含居住空间的标准化套型设计、未来潜伏性设计与适老化专项设计,为北京乃至全国的持续照料养老社区发展提供了有益的借鉴。This article analyzes the environment of the elderly care market in Beijing,revealing the current situation of the continuous deepening of the aging degree,prominent aging of the elderly and diversified elderly care needs.Taking the Beijing Shoukai Xinhe All-age Community as an example,it elaborates in detail on its product strategy of the ideal life concept for the whole family,and deeply analyzes the planning and design strategy,including cluster layout,multi-level spatial structure,systematic traffic organization and multi-theme landscape space,etc.;and also explores the architectural design strategy,including the standardized unit type design of living space,future latent design and special design for the elderly.It provides a useful reference for the development of continuous care elderly care communities in Beijing and even the whole country.
