摘　　要：物流园区REITs融资可拓宽物流行业的融资渠道。本文首先研究了物流园区REITs融资的必要性和可行性,然后根据现阶段相关制度法律法规提出了物流园区REITs的制度设计和具体的“公募基金+ABS”的运作模式,最后依据现阶段可能存在的问题给出了相关针对性保障措施。The financing of logistics park REITs can solve the financing difficulties of the logistics industry.This article first studies the necessity and feasibility of financing logistics park REITs,and then proposes the institutional design of logistics park REITs and the specific operation mode of‘public funds+ABS’based on the current relevant institutional laws and regulations.Finally,targeted safeguard measures are provided based on the possible problems at present.
