摘　　要：本文以山东省济南市莱芜区雅鹿山片区城市更新项目为例,探讨基于国土空间规划的城市更新与土地资源优化协同机制。该项目总用地面积524.32公顷,涵盖生态提升、道路建设、商业配套、公共服务及品质住区等多方面内容,旨在通过政策引导和资源整合,打造生态宜居、产业繁荣的城市新片区。本文分析了片区现状问题及更新必要性,提出了产业升级、交通优化、生态修复等实施策略,并通过多元化的招商与运营模式,推动区域经济发展与居民生活质量提升。该项目为城市更新与土地资源优化的协同提供了实践参考,助力城市可持续发展。This study takes the urban renewal project in the Yalushan area of Laiwu District,Jinan City as an example to explore the collaborative optimization mechanism between urban renewal and land resources based on national territorial and spatial planning.The total land area of the project is 524.32 hectares,covering various aspects such as ecological improvement,road construction,commercial supporting facilities,public services,and quality residential areas.The aim is to create a new urban area with ecological livability and industrial prosperity through policy guidance and resource integration.The study analyzes the current problems and the upgrade necessity,proposes implementation strategies such as industrial upgrading,transportation optimization,and ecological restoration,and promotes regional economic development and improvement of residents'quality of life through diversified investment and operation models.The project provides practical reference for the synergy between urban renewal and land resource optimization,and helps promote sustainable development of cities.
