摘　　要：在全球积极应对气候变化、我国全力推进“双碳”目标的大背景下,商办物业作为能源消耗和碳排放的重点领域,其节能减碳工作意义重大。本研究以中信泰富(上海)物业管理有限公司的实践为核心,深入剖析商办物业节能减碳的实施路径与创新实践成果。通过翔实的数据和丰富的案例,全面展示了从公司战略制定到项目具体实施各环节的实际成效,为物业管理行业实现绿色低碳转型提供极具价值的参考。研究表明,通过系统性的战略规划、精细化的项目管理以及创新性的技术应用,商办物业在节能减碳方面能够取得显著成果,有效推动行业可持续发展。Against the backdrop of the global active response to climate change and China's full efforts to promote the"dual carbon"goal,commercial office properties,as a key area of energy consumption and carbon emissions,play a significant role in energy conservation and carbon reduction.This study takes the practices of CITIC Pacific(Shanghai)Property Management Co.,Ltd.as its core,deeply analyzing the implementation paths and innovative practices of energy conservation and carbon reduction in commercial office properties.Through detailed data and rich cases,it comprehensively demonstrates the actual effectiveness of each link from corporate strategy formulation to specific project implementation,providing valuable references for the real estate management industry to achieve green and lowcarbon transformation.The research indicates that through systematic strategic planning,refined project management,and innovative technological applications,commercial office properties can achieve significant results in energy conservation and carbon reduction,effectively promoting the sustainable development of the industry.
