摘 要:随着城市化进程的加快,城市更新已成为特大城市优化空间布局和促进经济发展的关键策略。然而,交通节点与土地利用之间的协调问题日益突出,限制了城市更新的整体效果。本研究基于“节点-场所-价值”(NPV)模型,深入探讨了详细规划在应对城市更新需求中的响应和指导作用。通过对长沙市城市更新片区的实证分析,量化了交通节点、土地利用与经济价值三者的匹配关系,揭示了当前片区在这些要素上的不平衡问题。研究表明,详细规划可通过系统框架优化要素协调,统筹空间布局、产业升级与生态目标融合,为科学性和可持续性更新提供理论支撑和决策参考。As urbanization accelerates,urban renewal has become a key strategy for optimizing spatial layouts and promoting economic development in mega-cities.However,the coordination between transportation nodes and land use has increasingly become a significant issue,limiting the overall effectiveness of urban renewal efforts.This study,based on the"Node-Place-Value"(NPV)model,delves into the responsiveness and guiding role of detailed planning in addressing urban renewal needs.Through an empirical analysis of urban renewal areas in Changsha,the study quantifies the matching relationships among transportation nodes,land use,and economic value,uncovering imbalances in these elements.The research indicates that detailed planning can enhance coordination of these factors through a systematic framework,integrating spatial layout,industrial upgrading,and ecological objectives,thereby providing theoretical support and decision-making references for scientific and sustainable urban renewal.
