框架住宅楼结构的鉴定与加固技术研究

摘　　要：随着城市化进程的加快,许多老旧建筑面临着材料老化和功能衰减带来的挑战。这不仅影响着建筑物的外观,更威胁到了居住者的安全。某异形柱框架住宅楼由于缺乏维护致使外墙开裂,为确保居民安全,对这座住宅楼进行了详细的现场检测和安全性评估。检测结果发现,该建筑的整体倾斜率超出了规定的范围,且柱的轴压比和梁、板的承载力均未能达到现行规范的要求。为此,通过采用增大截面法、粘贴钢板法以及叠浇混凝土法增强了柱的轴压比,提升了梁的承载力,增加了楼板的承载能力,有效提升了该异形柱框架住宅楼结构的安全性和稳定性。With the acceleration of urbanization,many old buildings are facing challenges brought by material aging and functional degradation.This not only affects the appearance of buildings,but more importantly,threatens the safety of residents.Due to lack of maintenance,the exterior walls of a certain irregular column frame residential building cracked.To ensure the safety of residents,a detailed on-site inspection and safety assessment were conducted on this residential building.The test results found that the overall tilt rate of the building exceeded the specified range,and the axial compression ratio of the columns and the bearing capacity of the beams and slabs did not meet the requirements of the current regulations.To this end,the axial compression ratio of the columns,the bearing capacity of the beams,and the bearing capacity of the floor slabs were enhanced by using the methods of increasing the cross-section,pasting steel plates,and pouring concrete,effectively improving the safety and stability of the irregular column frame residential building structure.
