摘　　要：本文基于长垣市145宗集体经营性建设用地入市交易案例,利用GWR模型探究入市价格的影响因素。结果表明,长垣市集体经营性建设用地入市价格呈现明显的空间正相关,其受各因素的影响程度由大到小依次为交通便捷度、乡镇财政收入、工业聚集程度、土地公开出让率、乡镇中心影响度、人均耕地面积、中心城镇影响度、生活便利度、宗地面积;各影响因素存在显著的空间异质性,在不同区域对地价的影响程度存在差异。基于此,应持续加强农村地区交通基础设施建设,要因地制宜地进行集体经营性建设用地入市价格评估,必要时及时调整用地方案。Based on 145 cases of collective-owned commercial construction land entering the market in Changyuan City,this paper uses the GWR model to explore the influencing factors of market entry price.The results show that the market price of collective-owned commercial construction land in Changyuan City shows an obvious spatial positive correlation.It is affected by various factors,and the degree is transportation convenience,township fiscal revenue,industrial agglomeration degree,land transfer rate,township center influence,per capita arable land area,central town influence,living convenience,and parcel area.There was significant spatial heterogeneity among the influencing factors,and the degree of influence on land price varied in different regions.Based on this,we should continue to strengthen the construction of transportation infrastructure in rural areas,and evaluate the market price of collective-owned commercial construction land in accordance with local conditions,and adjust the land use plan in a timely manner when necessary.
