城镇老旧建筑外立面改造施工技术应用综述

摘　　要：城镇老旧建筑普遍存在失养失修失管现象,尤其是老化的外立面影响着市容市貌和居民的生活体验,也不符合绿色低碳的建筑节能要求,对老旧建筑进行外立面改造已成为一项重点民生工程。为促进城镇老旧建筑外立面改造施工技术的高质量发展,文章首先调研了城区年代久远的建筑外立面状况,揭示了其主要存在空鼓、开裂、脱落、渗漏及外墙保温性能不佳或未设置保温层、人为扩建阳台、搭设雨篷等现象;在此基础上,针对外立面改造所涉及的“施工作业平台、外立面拆除及垃圾垂直运输”三类施工技术进行了详细介绍,评述了各类施工技术与设备的应用场景及所存在的局限性;最后,基于先进的施工技术和理念,以及环保节能意识,展望了老旧建筑外立面更新施工技术的未来发展趋势,将以智能化施工作业平台、机械自动化拆除设备及绿色环保型垃圾垂直运输设备为主要研究方向,对改进城镇老旧建筑外立面更新施工技术具有重要意义。The phenomena of the loss of maintenance and management for old urban buildings occur generally.Especially,the aging of the exterior facade of old buildings has a negative effect on the appearance of the cities and the residential environment of citizen,and the current demands of building energy-saving can not be satisfied.Therefore,it is of great significance to the renovate the exterior facade of old buildings.To promote the development of construction technologies for facade renovation,this paper investigates the actual situation of old buildings,in which the exterior facade has a few problems,such as empty drum,craze and water leakage.Meanwhile,the thermal insulating layer was not arranged,and the illegal renovations happened frequently.Subsequently,the construction techniques of the exterior facade were introduced in detail,i.e.,the construction platform,dismantling equipment and rubbish vertical transport equipment.In addition,the application scenarios and shortcomings of current techniques were analyzed.Finally,based on the advanced concepts,this study forecasts the development of the construction technologies on the exterior facade renovation.The intelligent construction platform,automatic dismantling equipment and environmental rubbish transport equipment are the main objects,which is significant for the development of the exterior facade renovation techniques.
