社区公共性重构的空间实践逻辑及其路径——基于H市老旧小区改造的经验分析

摘　　要：老旧小区改造蕴含着显著的空间治理意义,在单位型社区发展中占据关键地位,其实践不仅是地域空间的改造过程,更是社会关系与地域空间相互作用的动态体现。单位型社区长期面临着公共空间资源与需求不匹配的问题,不仅导致了社区公共空间资源竞争与冲突的加剧,还破坏了社会关系的和谐。单位型社区公共性弱化是由空间转型引发的社会空间私人化与公共交往、文化空间差异化与公共生活、组织空间碎片化与公共规则这三重关系错位导致。H市通过构建行政资源支持、社区主体识别、居民利益协调的“公”“共”“私”的整体协作体系,并将其融入空间实践,成功实现了单位型社区公共性的重构。这一经验为单位型社区公共空间治理提供了切实可行的实践路径,为当下城市有机更新提供了重要参考与启示。The transformation of old communities contains significant spatial governance significance and occupies a key position in the development of unit communities.Its practice is not only the transformation process of regional space,but also the dynamic embodiment of the interaction between social relations and regional space.The unit community has long faced the problem of mismatch between public space resources and needs,which not only leads to the intensification of competition and conflict of community public space resources,but also destroys the harmony of social relations.The weakening of the publicity of unit community is caused by the triple relationship between social space privatization and public communication,cultural space differentiation and public life,organizational space fragmentation and public rules caused by spatial transformation.Through the construction of the overall cooperation system of"public,""common"and"private"with the support of administrative resources,the identification of community subjects and the coordination of residents'interests,H city has successfully realized the reconstruction of the publicity of unit community by integrating it into space practice.This experience provides a feasible practical path for the governance of public space in unit communities,and provides an important reference and inspiration for the current urban organic renewal.
