交易方式、产权界定与房租价格——基于清代归化城房产交易的研究

摘　　要：清初以来,归化城房产交易渐成规模,随之而来的是交易方式、产权界定、价格等方面的形成与重塑。归化城房产交易方式在道光年间出现明显转变,逐渐形成以押租为主的交易体系,活租、典、推卖等交易方式的出现频率则日益减少。房产交易中的产权界定较为灵活,具体的权利分割有赖于契约中的明文规定。从道光年间开始,归化城房主越来越多地明确房屋修缮责任,将赁房人的后期投入转为押租的押金或预付的房租,从而限制铺底权的形成。归化城房租价格整体呈现上涨趋势,基于不同的地理位置、交易身份,房租表现出一定的价格差异,但这种差异并未体现在押租与活租之间。归化城的房产交易市场反映了蒙民、汉民交融过程中产权概念和交易方式的演变,以及清代边疆商贸城市房产交易行业的发育程度。Since the early Qing Dynasty,real estate transactions in Guihua City have gradually scaled up,accompanied by the formation and reshaping of transaction methods,property rights definitions,and pricing.During the Daoguang period,a noticeable shift occurred in the way real estate was traded,leading to the development of a Yazu-based trading system,while the use of Huozu,Dian,and Tuimai trading methods declined.Property rights in real estate transactions are more flexible,with specific rights divisions relying on explicit provisions in the deed.Beginning in the Daoguang period,landlords in Guihua City increasingly clarified their responsibilities for house repairs,converting the leaseholder’s subsequent investments into a rent deposit or deducting the costs from the rent,thereby restricting the formation of the right to lay down.Rental prices in the city of Naturalization show an upward trend.Rent varies according to different geographic locations and trading status,but huozu and yazu do not show such differences.However,such price differences were not evident between Yazu and Huozu.The real estate market in Guihua City reflects both the evolution of property rights and transaction methods during the integration of the Mongolian and Han and the development of the real estate industry in frontier trade cities of the Qing Dynasty.
