摘　　要：不动产登记电子文件管理对提升登记工作效率具有重要意义。文章运用LDA工具对相关政策文本进行了量化分析,探讨政策在时间、机构、效力位阶三方面的分布特征。分析结果表明,政策主题主要涵盖机构管理体制与落实机制、电子资料查询利用、数据共享与平台建设、法律法规与登记规范、政务服务与电子证照应用等方面。基于此,文章进一步归纳出政策演进趋势,包括制度规范化精细化、多部门协同深化、服务高效化、平台建设创新以及数据安全重视强化,旨在为相关理论深化和实践优化提供参考,以促进不动产登记电子文件管理政策持续优化发展。The management of electronic records in real estate registration plays a critical role in enhancing registration efficiency.This paper employs LDA model to quantitatively analyze relevant policy texts,examining the distribution characteristics across dimensions of time,institution,and level of authority.The analysis results show that the policy themes mainly cover institutional management systems and implementation,electronic records retrieval and utilization,data sharing and platform development,legal and regulatory standards for registration,as well as e-governance services and the application of electronic certificates and licenses.Based on this,this article further summarizes the trends of policy evolution,including standardization and precision of regulations,deepened multi-departmental collaboration,enhanced service efficiency,innovation platform development,and increased attention to data security.The aim is to provide references for advancing theoretical understanding and practical improvements,so as to promote the ongoing optimization of policies for electronic records management in real estate registration.
