广州超高层绿色建筑幕墙检查鉴定及结果分析

摘　　要：文章以广州珠江城大厦建筑幕墙为研究对象,该项目采用多种先进幕墙系统,且幕墙类型多样并配有复杂辅助设施。项目竣工已满10年,为确保幕墙安全,对其进行安全性鉴定及检查。通过优化鉴定检查方案,包括调整抽样比例、位置选择,增加专项检查等,对幕墙进行了全面检查。鉴定结果显示幕墙各检查项目无异常,但专项检查发现东西两侧外遮阳板及外立面存在一些问题,如玻璃碎裂、灯带松动等。结果分析表明幕墙结构安全、材料性能可靠,而常规鉴定对一些潜在问题可能忽视,100%目视检查可弥补不足。最后提出管理建议,包括结合常规鉴定与目视检查、建立定期检查制度、加强维护管理等,以保障超高层单元式幕墙的安全性能。Takes the curtain wall of Guangzhou Pearl River Tower as the research object,the project adopts various advanced curtain wall systems,and the curtain wall types are diverse and equipped with complex auxiliary facilities.The project has been completed for 10 years,and in order to ensure the safety of the curtain wall,a safety assessment and inspection will be conducted.A comprehensive inspection of the curtain wall was conducted by optimizing the identification and inspection plan,including adjusting the sampling ratio,selecting locations,and adding special inspections.The appraisal results showed that there were no abnormalities in the inspection items of the curtain wall,but a special inspection found some problems with the outer sunshades and facade on both sides,such as broken glass and loose light strips.The result analysis shows that the curtain wall structure is safe and the material performance is reliable,while conventional identification may overlook some potential issues.100%visual inspection can make up for the shortcomings.Finally,management suggestions are proposed,including combining routine identification and visual inspection,establishing a regular inspection system,strengthening maintenance management,etc.,to ensure the safety performance of the super high-rise unit curtain wall.
