摘　　要：既有工业建筑绿色改造是建筑可持续高质量发展的内在必然,也是实现“双碳”目标的重要举措。业主内源动力对于推动既有工业建筑绿色改造市场发展的至关重要性,决定了探究既有工业建筑绿色改造业主内源动力机制的重要性。从工业建筑特性认知着眼,从节能降耗降碳切入,阐明既有工业建筑绿色改造的必要性,解析既有工业建筑绿色改造市场正外部性、信息不对称性和显性需求不足的基本特性,解构既有工业建筑绿色改造市场主体构成与核心主体职能定位,奠定既有工业建筑绿色改造市场主体动力机制探究的支撑基础。The green transformation of existing industrial buildings is an inherent necessity for sustainable and high-quality development of buildings,as well as an important measure to achieve the"dual carbon"strategic goals.The crucial importance of the internal driving force of owners in promoting the development of the green transformation market for existing industrial buildings determines the importance of exploring the internal driving mechanism of owners in the green transformation of existing industrial buildings.This article focused on the understanding of the characteristics of industrial buildings,starting from energy conservation,consumption reduction,and carbon reduction,to clarify the necessity of green transformation of existing industrial buildings,analyzed the basic characteristics of positive externalities,information asymmetry,and insufficient explicit demand in the green transformation market of existing industrial buildings,deconstruct the composition and core functional positioning of the main body of the green transformation market of existing industrial buildings,and laid a supporting foundation for exploring the driving mechanism of the main body of the green transformation market of existing industrial buildings.
