摘 要:随着国家和地方政府陆续出台有关城市更新方面的政策,盘活现有存量房屋,充分挖掘现有建筑的价值,变得越来越重要。提升或改造既有建筑,需要对整体房屋进行检测鉴定,文章以上海某框架-剪力墙高层办公楼改造成医院为例,此建筑使用功能、使用荷载、抗震设防标准等均发生改变,可用来评估既有建筑改造在技术上的可行性。通过对建筑结构图纸的复核、材料强度的检测、损伤情况的调查等现场检测,在现场检测结果的基础上结合装修改造方案,对房屋抗震措施和抗震承载力进行计算分析,综合评估房屋结构抗震性能,为类似改造项目提供参考。As the national and local governments gradually issued relevant policy documents on urban renewal,revitalizing the existing stock houses and fully exploring the value of the existing buildings have become increasingly important.To upgrade or renovate the existing buildings,it is necessary to test and identify the whole buildings.This paper takes the renovation of a frame-shear wall high-rise office building in Shanghai into a hospital as an example.The use function,use load and seismic fortification standards of this building have all changed and been used to evaluate the technical feasibility for the transformation of the existing building.Through the review on building structural drawings,material strength detection,damage investigation and other on-site testing,based on the on-site testing results,combined with the decoration and renovation scheme,the seismic measures and seismic bearing capacity of the building are calculated and analyzed,and the seismic performance of the building structure is comprehensively evaluated,which provides a reference for similar renovation projects.
