摘　　要：城市快速发展背景下,城中村逐渐成为容纳外来人口居住的重要空间载体。通过资本循环的视角,解读高殿社区出租居住空间的资本积累过程,总结各阶段出租居住空间特征。文章对城中村出租居住空间演变特征进一步剖析,从供需关系方面分析了村民、租户、二房东和政府之间的利益关系;从空间发展方面分析了城中村出租居住空间与城市化的耦合关系,以及城中村出租居住空间与租客职业特点的耦合关系;从治理模式方面分析了具有“中国式”特征的资本循环逻辑,并归纳了以村集体组织为核心的治理模式。最后提出城村联动发展、村集体转型创新、政府有效治理的转型路径。With the rapid development of cities,urban villages have gradually become important spatial carriers for accommodating migrant populations.From the perspective of capital circulation,interpret the capital accumulation process of rental residential space in Gaodian Community and summarize the characteristics of rental residential space at each stage.Further analysis of the evolution characteristics of rental residential space in urban villages,examining the interest relationships between villagers,tenants,landlords,and the government from the perspective of supply and demand;Analyzed the coupling relationship between rental residential space in urban villages and urbanization from the perspective of spatial development,as well as the coupling relationship between rental residential space in urban villages and the occupational characteristics of tenants;Analyzed the capital circulation logic with“Chinese style”characteristics from the perspective of governance mode,and summarized the governance mode centered on village collective organizations.Finally,a transformation path is proposed for the coordinated development of urban and rural areas,the transformation and innovation of village collectives,and effective government governance.
